Do fabric buildings require a building permit?
In most cases, yes — fabric buildings are engineered structures and typically require a building permit, especially for permanent installations. Requirements vary by municipality and province. S&T handles the full permit application process on your behalf, including stamped engineering drawings and coordination with your local authority having jurisdiction (AHJ).
How long does installation take?
Most fabric buildings are installed in a matter of days to a few weeks depending on size and site conditions. A standard 60ft x 100ft structure typically takes 3–5 days for the steel frame and fabric installation. Foundation work and permitting happen beforehand and are factored into your overall project schedule.
What foundation options are available?
We offer several foundation options depending on your site, soil conditions, and permanence requirements: helical piles (fast install, no concrete cure time), concrete piers or grade beams, surface-mounted anchors for temporary or relocatable structures, and jersey barrier or precast block bases. Our team will assess your site and recommend the best solution.
Can fabric buildings be insulated?
Absolutely. We offer several insulation packages including spray foam applied directly to the interior fabric, batt insulation with liner systems, and full climate control packages with HVAC. Insulated fabric buildings are commonly used for heated maintenance facilities, chemical storage, and year-round operational buildings in Western Canada's cold climate.
How long does the fabric cover last?
Our PVC-coated polyester fabric covers are UV-stabilized and typically last 20–25 years under normal conditions. When the cover reaches end of life, it can be replaced without replacing the steel frame — significantly reducing long-term costs compared to conventional buildings. S&T also offers re-cover services for existing structures.
Are fabric buildings engineered for Western Canada's snow loads?
Yes — every building we supply is professionally engineered to meet the National Building Code (NBC) requirements for your specific site, including ground snow load, wind pressure, and seismic zone. We don't use generic designs. Engineering is site-specific and stamped by a licensed engineer registered in your province.
Can the building be relocated after installation?
Yes — one of the key advantages of fabric structures is that they are fully disassemblable and relocatable. The steel frame can be taken down, transported, and re-erected at a new location. This makes them an excellent investment for operations that may move, expand, or change in the future. S&T handles disassembly and relocation services.
Do you handle everything or do I need other contractors?
S&T is a true turnkey contractor — we handle site assessment, engineering, permits, foundation, steel erection, fabric installation, doors, and accessories all under one contract. You deal with one company, one schedule, and one point of accountability. No coordinating between multiple trades, no finger-pointing between contractors.
